Rental Beast's Property Referral Rewards program is a new, by-invitation-only, trial program where you can earn credits to discount your Rental Beast subscription price each time we add a property referred by you to our database.
This is a pilot program with a 60-day trial period. Rules, incentives, and procedures are subject to change at any time. Program participants will be notified of changes prior to their implementation, and will not retroactively effect previously-submitted referrals.
For multi-unit property referrals, you must submit each property on our Property Referral Form for any properties you want to refer. Property referrals sent using any other method will not be considered for the program.
For private owner/landlord property referrals, take a picture of any “For Rent” (by Owner) sign and text it, along with the address and your name, to (857) 267-1947.
When we receive your referral, we will contact you within 3 business days to let you know whether the referral will qualify and at what Reward Tier criteria is met (we cannot pay referrals on properties we already are in communication with, that have already been referred by another agent, or that are outside of our Market Service Area, or that are represented by an agent or property manager).
If the company lists their property on our site within a 3-month period, you will be notified that you have earned the relevant rewards credit, and the credit will be applied as a discount upon your next renewal.
Credits for Rental Beast's Property Referral Rewards program can be earned for properties in any of our active database markets, even if you don't work in those areas. Our current active database markets include:
Participation in Rental Beast's Property Referral Rewards Program is invitation-only during our trial phase. We expect all participating agents to be professional and courteous ambassadors of Rental Beast's mission and brand. Rental Beast reserves the right to remove participants from this program at its sole discretion and without advance notice.
Property Referral Rewards is an incentive program. Participation in this program is voluntary and all participants acknowledge that participation does not constitute a contract of employment.
All program participants are encouraged to use our Property Referral Rewards Program Flyer, which details the benefits of listing with Rental Beast. Program participants may not create their own marketing materials for the purpose of generating referrals within this program, or use the Rental Beast logo or brand signature without prior express consent from Rental Beast.

A Hot Zip Code corresponds to an area where rental demand far exceeds the supply of active listings available in our database. Our lists of Hot Zip Codes change frequently, so whenever you refer a property, we'll confirm via email whether the property is located within a Hot Zip Code.
For Multi-Unit Properties, Property Referral Rewards will be attached to the property address/complex, not the number of units within the address. For example, if you refer a Management Company that manages two buildings at two different locations, each with 10 active units, and all 20 listings get listed on the Rental Beast site, you would qualify for 2 Referral Rewards credits (not 20). The value of those rewards credits depends on which Reward Tier they fall under.
For Private Owner Properties, Property Referral Rewards will be attached to the unit owner, not the number of units/properties that owner has for rent. For example, if you referred us Joe Landlord who owns three 2-unit buildings and all six units get listed on the site, you would qualify for 3 Referral rewards credits (not 6). The value of those rewards credits depends on which Reward Tier they fall under.
When we sign up a property that you have referred, we will notify you of the credit you have earned and your current rewards balance. The credits will be automatically applied against the cost of your next billing cycle. There is no cap to the number of rewards credits you can earn, but there is a limit on how many you can apply to a single billing cycle.
Property Referral Rewards credits can be used to pay for up to half the cost of your subscription. That means:
Properties referred to Rental Beast prior to either the launch of the Property Referral Rewards Program launch or prior to your enrollment in this Program do not qualify for rewards.
So long as the property you refer lists with Rental Beast within three months of your referral, you will receive credit for the listing based on its qualifying award tiers. However, you will not receive Property Referral Rewards credits for properties that list with Rental Beast after more than three months after they were referred to Rental Beast.
Reward credits can only be applied to future billing cycles and/or subscription renewals, and cannot be refunded. When a subscription is cancelled, any corresponding credits will immediately expire.
No. Property Referral Rewards credits cannot be assigned or transferred.
If you refer a property owner and that owner subsequently purchases a subscription from Rental Beast, you will receive the equivalent of one month's worth of subscription cost credited to your next billing cycle/subscription renewal.
